Renovating Old Floors: Lay Directly or Tear Out and Rebuild? Three Checks to Decide

Published on 2026-07-31 · Suzhou Industrial Park Gulin Commerce Co., Ltd.

Floor renovation is a headache for many customers: tearing out and redoing is costly and time-consuming, while laying directly risks buckling and hollow sounds. In fact, the decision is not hard; it depends on three things: the base condition, the height difference and the usage requirements.

1. Assess First: Which Bases Can Be Covered Directly

  • Old ceramic tiles: when the surface is level and free of hollow areas, PVC or SPC can be laid directly (click-lock is easier), but tile joints and skirting must be handled properly;
  • Old PVC or flooring: when the surface is intact, install over it directly, noting the cleaning and leveling between old and new materials;
  • Old terrazzo or cement: check levelness and dusting; dusty bases need hardening treatment first.

2. Three Checks to Decide the Renovation Path

  • Check the base: bases with hollow areas, looseness or severe dusting must be torn out or patched, or the new floor will fail too;
  • Check the height: overlay installation raises the floor height and affects doors, cabinets and stairs, so measure first;
  • Check budget and schedule: direct overlay saves time and money (can finish in 1-2 days), while tear-out and redo takes longer and costs more.

3. Necessary Preparation Before Renovation

Whichever path you take, three things must be done first: thoroughly clean and dry the base; repair hollow areas and cracks; and confirm base levelness (2m straightedge deviation no more than 3mm), using self-leveling compound when needed.
